M Three Spires in Lichfield has reached full occupancy following the successful completion of three significant retail transactions.
Acquired by M Core in 2022, the latest deals include a combination of new lettings and a major lease renewal.
At 16a Bakers Lane, a new five-year lease has been secured with Gacha Claw, which will introduce a family‑friendly entertainment and café concept to the centre.
The 2,774sqft venue will combine skill‑based claw machines, a colourful retail area and a welcoming café serving bubble tea, light bites and desserts. It will also feature a dedicated party room designed for celebrations.
Meanwhile, Sports Direct has reaffirmed its long-term commitment to M Three Spires with a new five-year lease renewal for its 6,555sqft store at 8/10 Gresley Row.
22 Bakers Lane has been secured on a new 10‑year lease to Savers. The retailer completed its refurbishment of the 3,713sqft unit and opened in early March, further strengthening the centre’s health and beauty offering.
Co‑op Travel has taken Unit 31 Bakers Lane on a new 10‑year lease. The store is now open and enhances the centre’s service-led retail mix, offering customers access to expert travel planning and holiday services in a convenient and well‑positioned location.
These lettings are underpinned by a strong year of visitor performance throughout 2025. Annual footfall increased by 2% year-on-year, with more than 2.4 million visitors recorded across the calendar year. The centre ended the year on a high, with December footfall rising 10.16% compared with 2024, highlighting its continued resilience and appeal.
Barry Flint, director and asset manager for M Three Spires, said:
“Achieving full occupancy at M Three Spires is a significant milestone and reflects both the strength of the scheme and the resilience of Lichfield as a retail destination.
“We are delighted to welcome Gacha Claw, Savers and Co‑op Travel to the centre and to secure Sports Direct’s continued commitment through their lease renewal.
“The combination of leisure, services and established national retail brands ensures we continue to meet the needs of our customers while driving footfall and long-term value for the asset.”
M Core’s in house solicitor Kim Chalkin completed these transactions on behalf of the landlord.
