P-Three, the retail, leisure and placemaking agency, has been appointed by The City of London Corporation (CoLC) to transform Leadenhall Market into London’s leading dining destination.
Located in EC3, Leadenhall Market is one of London’s oldest markets, dating back to the 14th century when it was built on the site of an original Roman forum, while the current Grade II*-listed structure was constructed in 1881. The 78,000sqft site comprises 41 units, primarily occupied by retail and F&B operators, servicing over 650,000 City workers and millions of visitors each year.
CoLC has appointed placemaking specialist P-Three to create a new leasing strategy that curates an optimal tenant mix and builds on Leadenhall Market’s position as a seven-day-a-week destination to drive footfall and sales. The strategy will define a list of elevated occupiers from viral lunchtime spots and prestige wine bars to premium restaurants and prestige retail reimagining Leadenhall Market as the heart of the city.
The P-Three team has decades of experience and has leased some of London’s most exciting schemes including Elephant Oxford Street, 105 Victoria Street and One Princes Street, One Poultry and Tower 42 in the City.
This appointment aligns with the City of London’s ‘Destination City’ programme, which is turning the Square Mile into a ‘must-visit’ destination with a focus on creating an unmatched culture, leisure and hospitality scene to increase weekend visitor numbers. In 2024, weekend Tube passengers in the City were 11% ahead of 2019 numbers.
Thomas Rose, co-founder at P-Three, commented: “This mandate is an incredible opportunity for us to play our part in transforming an iconic landmark in the heart of London into the City’s leading dining destination. Leadenhall Market already benefits from high footfall and an extraordinary global profile, which will make it a highly sought after location for the world’s most exciting retail, leisure and F&B brands. We look forward to working with The City of London Corporation to curate a tenant mix that aligns with their vision for this prized asset.
“Our strategy will support City of London’s ‘Destination City’ programme, which is helping accelerate the evolution of the Square Mile into a cultural hub that matches its world class reputation as a superpower of global business. A vibrant City of London with an increasingly rich and varied offering is already attracting visitors seven days a week and unlocking its potential appeal to workers, residents and tourists alike.”
Chris Hayward, policy chairman of the City of London, said: “Leadenhall Market is one of the City of London’s most treasured landmarks, and this next phase of its evolution marks an exciting step in realising its full potential as a vibrant seven-day-a-week destination.
“At the heart of the City of London, the Market is uniquely placed to showcase a mix of innovative, best-in-class dining and hospitality experiences that enhance its character while meeting the evolving expectations of workers, residents and visitors.”
